Happy to have this debate, as we need to differentiate between the total vacancy and what this total vacancy represents in terms of quality and size. There is lack of larger A grade quality office space, where tenants with bigger requirements (2,000 sqm +) will struggle to find many standing choices today, many tenants will not move back to less quality buildings and hence the difference in vacancy rate between A and B Class and modern and old will grow and this will become more obvious towards the end of this year. This is just a quick reply, but as said happy to debate in more depth.
